GENERATOR/HVAC CONDENSER

Zoning Regulations (17:9-24E)

Generators and HVAC condenser units are expected to adhere to the following two zoning codes:

Setbacks

Generators and HVAC equipment must be set back from side and rear property lines a minimum three (3) feet to a rear yard property line and three (3) feet to a side yard property line. 

 

Screening

Screening shall consist of a minimum four (4) foot high evergreen hedge along all sides of the same.

[   ] Completed Zoning Application (Development Permit Application)

[   ] $20.00 business check, money order or cashier's check

[   ] A copy of the property survey marking where the generator/HVAC condenser will be going (including setbacks to the closest property line) and showing the 4' evergreen/fence screening.

File the permit for your new generator/HVAC condenser by clicking the button below and printing the zoning application. Submit the application along with your property survey and architectural plans; and a business check, money order or cashier's check for $20.00 to the Plainfield Building Division. No cash, cards or personal checks are accepted. Sorry :( .


The Zoning Board of Adjustment presides over applications that need variances. If your generator/HVAC condenser does not meet the above provisions of the Land Use Ordinance, you probably need a variance. The variance process is a longer process than a normal zoning application and requires a board hearing, a 45 day review period by the Planning Division, and a $500 escrow for residential applications and $1,000 for commercial applications, along with fees.
